The Humboldt County Real Estate market has yet to fully catch up with the ways that Realtors are marketing properties across California and the nation. Using online resources, we can reach VASTLY more buyers, and can especially target out-of-the-area buyers who can’t always make it up here to view properties before they get into contract.
There are many different ways that a Realtor can market your property, but the honest truth is that for the same commission rates, local Realtors offer very different amounts of marketing, and the quality of that marketing is also quite variable.
Personally, we actually strive to offer the very best marketing package available in Humboldt County, including some marketing services that won’t be found at any other Real Estate office locally. As your listing agent(s), we do ALL of the marketing for you, instead of hiring a part-time marketing assistant who doesn’t fully understand the way the local market works. WE HAVE A MARKETING PLAN FOR EVERY PROPERTY WE LIST
We offer every single listing the same basic marketing strategy, which often goes above and beyond local practices. Every property is marketed in the following ways and all items are negotiable:
PROFESSIONAL PHOTOGRAPHY PACKAGE – Photos taken by Jesse Gabriel Photography, A $300 value. This photo package includes a detailed, 3-D floor plan and virtual tour of your house to include with your listing photos. Some properties warrent the use of drone photography and aerial images as well.
CUSTOM WEBPAGE JUST FOR YOUR LISTING – Your property be listed with the local Multiple Listing Service, (which makes it populate Realtor.com/Zillow/etc), which is standard, however we will also create a custom webpage specific to your property that includes ALL of the information a buyer could want to know about your listing. CUSTOM VIDEO WALKTHROUGH – Many local Realtors use professional photography services that can come with digital marketing extras such as a slideshow. We’ll take it one step further and integrate video walkthrough footage, professional photos and narration to create a custom video commercial that we can use to promote your property online. The video is also embedded on your property’s individual website. Examples here!
ONLINE PRESENCE AND EXTRA ADVERTISING- Your listing will be found by buyers through all of the usual online methods, such as those mentioned above. But with your custom webpage, we can further promote your property using paid advertising on social media.
OPEN HOUSES – We will do an open house at your property. Depending on the property itself, the location and your preferences, the potential exists to do several. We view open houses as an opportunity to make your property available to the community. We will also include your listing flier and information at other local Open Houses!
ADDITIONAL EVENTS – Occasionally we, as Realtors or as The Key Real Estate Group, do special events in the community as part of Real Estate education, client outreach, or community involvement. At each of these events, your listing information will be highlighted and included in our presentations.
UNIQUE OR SPECIAL PROPERTIES- we offer Private Open Houses for local Realtors or affiliates to make your property well known in the local market. Also, we can create a special “Coming Soon” ad campaign for properties which may need or want more advertising and exposure. Depending on your listings, we sometimes also offer photography extras, other paid advertising online with specialty sites and premium services for luxury home listings.
The reality is that you should shop around to see what kind of marketing packages local realtors are offering. Besides choosing someone you feel comfortable working with, choosing someone who goes above the standard local marketing practices is going to just mean that your property is more visible to more buyers. In the 2022 market, you might not think that’s necessary, since prices have been rising so steadily and the buying frenzy is still in full force, but as interest rates rise and as the buyer pool thins out, you may find marketing making huge differences in the amount of money you ultimately get for your property listing. Throughout the state, we are seeing tremendously creative, modern and cutting edge marketing tools help people sell quickly for top dollar, and we strive to meet that need for Humboldt County.
